A few kilometres beyond the bustling centre of Sorrento is the delightful and quaint town of Massa Lubrense, perched on the hills over Italy's most beautiful coastline. In ancient Roman times, this stretch of peninsula used to be the retreat of notable patricians, who built magnificent maritime villas amongst olive groves and thick Mediterranean vegetation. The ruins of one of these ancient villas are still visible nearby this property.

Villa del Mare is one of the very few villas in this area with private sea front and seawater swimming pool, 10 x 6 m. The villa is built over four levels, with two intercommunicating and independent units (Primo Piano and Attico), one occupying the lowest two levels and part of the third level, and the other occupying the rest of the third and fourth level. The villa can be rented as a whole or as separate apartments, for smaller groups.

At levels one, two and four, it opens onto generous terraces, equipped with outdoor furniture, while at level three it opens out to balconies, all of which look on to the sea and enjoy uninterrupted views of the whole bay of Naples, with the islands of Capri, Procida and Ischia and Mount Vesuvius in the background. A separate area of the garden hosts a pizza oven, with woodstove and barbecue, where the owners can arrange, handmade pizza parties on request.

The swimming pool is set in a terrace just above the sea, ideal for sunset cocktails, while the sea access is just 100 steps from entrance. The terraces around the pool are unfenced and are directly above the sea. So it obviously presents a safety issue for children (and adults who might have had too much bubbly!) who must be supervised at all times

At level one :

• The master bedroom (40 sqm) with a large French window opening on to the large terrace and a side window. The room features an impressive collection of wooden boats, an adjacent walk-in closet and private bathroom with shower. The room has external and internal telephone lines.

• A smaller double bedroom, with two sets of windows overlooking two different panoramas. The bathroom, with shower cabin, is beside the entrance

At level two:

• The main entrance
• The living room (80 sqm) featuring a large, open, working fireplace, and opening to one of the big terraces through large French windows; two wide picture windows at the corners of the room look out to the isle of Capri and Mount Vesuvius respectively. The interiors of the formal living area are comfortably furnished and decorated with many personal touches.
• The dining room with table for ten also opens to the panoramic terrace
• Fully-equipped kitchen, opening to the side of the main terrace.
• Small cloak room

At level 3:

• Double bedroom with a panoramic balcony and a side window.
• Double bedroom with two sets of windows The bedroom areas on this floor are furnished in casual beach house style.
• Note: Three single bedrooms are available upon request and a supplement will be charged for each extra room

At levels 3 and 4:

•Entrance from upper floor

• Living room (40 sqm) opening to the top terrace through a three-meter-wide sliding French window and with a large picture window on the left looking out to the Island of Capri. The room has an open fireplace and is furnished in a simple style, with two sofas, two traditional armchairs and two wooden armchairs.

• This apartment's main attraction is the 180 smq terracotta terrace, which enjoys 180° views from Mt Vesuvius to the island of Capri. The terrace is furnished with two wooden tables, as well as a number of deck-chairs and is partly shaded by a bamboo roof.

• Semi-open fully-equipped kitchen, with window and French window opening to a stone-paved side terrace, shaded by pine trees. A back room is available for extra food and drink storage and a small cloakroom is also located on this floor

• From the living area, a wooden staircase leads down to a large open plan room, that can be enclosed by a wooden sliding door, behind which is a twin bedroom, with wardrobe and an old chest-of-drawers and shower room. This room is very cool and opens to a small side terrace.

• A few stairs lead down to a corridor with three wardrobes and a shared bathroom with shower-bath

• The master bedroom, enjoying sea views from a window and small balcony, with air-conditioning and heating unit

• Twin bedroom opening on to the same balcony, furnished with two navy style timber beds, also with and air-conditioning. Note: The beds cannot be joined.

Access: Private path descending from main road, remote-controlled gates. Car necessary. 100 steps to the sea.
Facilities: Car parking; central heating; Telephone line for incoming and local calls; washing machine; dishwasher; air conditioning (only in Attic bedrooms). Hi- fi system and TV set (in Primo Piano apartment). The swimming pool, open from May to October, is from 1.5 to 3.5 m, deep and has internal lights for night swimming.
