Villa San Felice is a contemporary villa stands in an elevated position overlooking the southwestern shore of the Lake Garda, between Desenzano and Saló, just above the picturesque town of San Felice del Benaco.

The area around the lake enjoys a micro climate and landscape which is reminiscent of the Mediterranean shores: rolling green hills, olive and palm trees, blue skies against with snow capped mountains in the background. The Saló Riviera is a bewitching place where Mediterranean meets Alpine. Down in the village, the atmosphere is truly delightful: lovely stone buildings and cosy streets, the smell of grilled fish coming from the fantastic little restaurants all around the harbor, lovely cafes and shops. Beaches line San Felice, and paddle boat rentals offer excursions along the shores.

Villa San Felice is located in an exclusive complex of villas, surrounded by lawns, leafy gardens and a nearby forest. The complex features a sports center including tennis court, communal swimming pool, bocce field; and practice 3 hole golf course is 3 kilometers away. For the more serious golfer, one of Italy’s finest 18-hole golf courses is nearby.

2 double bedrooms both with access to the garden .
Bathroom with tub.

10 steps above the mezzanine to first floor:

Master bedroom opening to large panoramic balcony.
Twin bedroom (beds can be joined) with access to the same balcony.
Bathroom with twin sinks, shower, bathtub.

Steps to mansard with exposed timber roof:

The top storey of the house goes to the roof and is one very large L-shaped bedroom with its own study area.
It has two single beds and one double bed. The room is very well-lit from overhead.

Basement:

a twin bedroom (very suitable for children or teenagers: it has no view but natural light from glass doors).
There is a bathroom with shower and a laundry room with washing machine, ironing board and iron.
The basement also has a large games room/gymnasium (equipped)

Access: Uphill road from village, car necessary.
